You’ve decided now is the time to sell your home and ask yourself what should I do to prepare my home for sale?
I am yet to meet a person that did not want to get as much money as possible for their home. The way to do this is to have it move in ready! Most people want to see a home that needs nothing done to it for them to be happy living in it. This doesn’t mean everything needs to be new, this means general maintenance around the home should be complete. Caulking around windows should be in good condition or fresh, bathtubs and sinks should have clean good looking caulking. If you have any broken ceramic tiles they should be replaced if possible. Holes in walls should be repaired and painted.
If you have flashy paint colours you may want to consider painting a neutral colour to appeal to more buyer’s.
Typically kitchens and bathrooms add the most value to your home, if these are dated you may want to consider renovating to get the most you can out of your home. In most cases these items will easily pay for themselves if priced properly. Do any work you can yourself as this is where you will save money for installation fees.
Declutter declutter declutter! This is very important! Your home must look inviting and also look like it has enough space for prospective families to live in. This means cleaning out closets to look organized, removing furniture from some rooms if necessary.
CLEAN! There is nothing worse than trying to sell a house that smells or is dirty. Everything should sparkle! Clean every nook and cranny of your home, floors, windows, toilets, sinks, shampoo carpets, ceiling fans and light fixtures. If there are pet odours, deal with them.
Outside should look just as inviting as the inside. This is the first thing people see when they pull in your driveway. Gardens should be weeded and lawns should be well kept. If necessary buy some mulch or decorative stones for the gardens. If branches from trees are rubbing the house or are close to the home, trim them back.
