Current trends in Windsor and Essex County real estate continue to show a Seller’s market. This means if you’re selling your home or property you will usually have more people that will be interested in purchasing your home thus bringing a higher market value for your home.
Why is it a Seller’s market? The reason is there simply are not enough people selling their homes. Residential inventory is very low. At time of writing this article there are less than 1000 residential properties for sale in all of Windsor and Essex county. This from just a few years ago you could find over 4000 homes for sale in Windsor alone.
How do you buy a home in a hot Seller’s market? You must work with a good Realtor to help you find the listings that meet your needs and wants. They should be able to let you know the same day any listings have come out that would be of interest to you. You should have a true pre-approval for your mortgage (some banks tell you you’re pre-approved by only checking income and do not pull credit history), I have a great mortgage specialist that will work for you to earn your trust and business. Many people are making offers without conditions and far exceeding the listing price. Be aware that if you make an offer without conditions and the mortgage lender does not see the value in the home for which you are paying, you may need to increase your down payment to cover the difference.
