Real Estate Market January 2019
Here we are, January 2019 the weather man has spared us any significant snow to this point and it's been relatively mild winter to start. So what's going on in the wonderful world of Windsor Essex county real estate? The market continues to be a seller market with low inventory. There are currently 704 homes listed for sale in all of Windsor and Essex county (at time of writing), this includes new homes which may or may not be built, in most cases not built. If you take out new builds that number drops to 454 homes for sale in all price ranges in all areas of Windsor and Essex county, that's basically from Amherstburg to Tilbury. If we dive further into the numbers there are only 234 homes in Windsor, Lasalle and Tecumseh which is where the most homes are sold. For a balanced market we would need over 1500 homes for sale in my opinion. This is why home prices will continue to climb upwards. Many homes continue to sell with multiple offers causing sale prices to exceed list prices.
It's a great time to sell your home, difficult time to buy depending on your needs. If you're thinking of buying a newly built home, at the very least you know exactly what the home is going to cost you up front without guessing what a winning offer will be.
